Victoria's rental market continues to evolve, and there is another important development that investment property owners should be aware of.

The Victorian Government has announced that Consumer Affairs Victoria's Renting Taskforce is now permanent, with additional inspectors and resources dedicated to ensuring rental properties and management practices comply with Victorian legislation.

But what does this actually mean for landlords?

What Is the Renting Taskforce?

The Renting Taskforce was originally established as a two-year initiative to monitor Victoria's rental market and investigate breaches of rental legislation.

Following its initial operation, the Victorian Government has decided to make the taskforce a permanent part of Consumer Affairs Victoria.

Its focus includes:

  • Ensuring rental properties meet Victoria's minimum standards.
  • Monitoring rental advertising and preventing misleading practices.
  • Ensuring rental bonds are correctly lodged.
  • Investigating breaches of rental legislation.
  • Taking enforcement action where serious non-compliance is identified.

The taskforce also has the power to conduct inspections, issue infringement notices and pursue more serious matters through legal proceedings.

What Does This Mean for Property Owners?

Firstly, there is no reason for landlords to panic.

Making the taskforce permanent does not, by itself, introduce new rental obligations. However, it does mean there will be ongoing monitoring and greater scrutiny of compliance with existing legislation.

For investment property owners in Essendon, Moonee Ponds, Ascot Vale, Airport West and surrounding suburbs, this reinforces the importance of ensuring rental properties are properly maintained and managed.

With further rental reforms taking effect throughout 2026, landlords should be particularly mindful of minimum standards, safety checks, documentation and their responsibilities under the Residential Tenancies Act.

Why Professional Property Management Matters

Managing an investment property today involves much more than collecting rent and finding suitable tenants.

Rental providers must navigate changing legislation, safety requirements, maintenance obligations, correct notices and record-keeping requirements.

At Frank Dowling Real Estate, we believe that good property management is about being proactive rather than reactive.

Keeping up to date with legislative changes, maintaining accurate records, addressing maintenance concerns promptly and communicating clearly with both landlords and renters are all important parts of protecting an investment.

My Advice to Landlords

After more than 35 years working in real estate, I've seen considerable changes in the way rental properties are managed.

My advice is simple: don't wait until something goes wrong to check whether your investment property is compliant.

A well-maintained property, supported by good management practices and clear documentation, is the best starting point for avoiding unnecessary disputes and potential penalties.

And remember, compliance isn't simply about meeting legal requirements. It's also about protecting your investment and providing renters with a safe, comfortable home.

If you own an investment property in Essendon or Melbourne's north-west and would like to discuss your property management arrangements, our team at Frank Dowling Real Estate would be delighted to assist.
